     A property on Falmouth's main shopping street has been sold to local private investor for a price nudging the £1 million mark. We acquired the premises, on behalf of our client, through CBRE Auction House in London for £930,000. The property at 22-24 Market Street has tenants, which include, Santander Bank and Goodenough Shoes (trading as Clarks), with a combined rental income of £87,500 per annum, producing a net yield of nearly 9%.

    We have just concluded negotiations on a new Lease for 6 Old Bridge Street, Truro which has been taken by Secret-Ink Tattoo Studio off a Guide Price of £9,900 per annum. The new Lease was negotiated by Leanne Morris in our Agency Department.

    Cornwall Farmers has sold one of its former warehouse and showroom premises at Victoria Business Park in Roche off a guide price of £750,000. The Cornwall Farmers' Co-Operative has more than 4,000 members and sells £70 million of goods and services every year.

  • Changes to Energy Performance Certificates

     As soon as the process of selling or renting a property begins, the seller or landlord is responsible for providing an Energy Performance Certificate (EPC) to any prospective buyer or tenant at the earliest opportunity. The letting agent must ensure that an EPC has been commissioned before they can market the property for rent or they may be liable to a civil penalty or charge notice.

    A Law which has been implemented from the start means anyone found in an empty residential home risks up to a year in prison or a £5,000 fine, although the legislation does not extend to commercial property.

  • St Austell Retail Market Debate

    A national report which placed St Austell at the bottom of a national league for retail rents is wrong – in our opinion. Figures published by Colliers International claim retail rents in St Austell have suffered a 40% loss in the last year, with values dropping further than towns in deprived areas of Wales and the North East.
